As Internet Sales Grow, So Does the Industrial Real Estate Market

Recently, Amazon revealed that it would be working to cut its free Prime shipping in half from two days down to one, and it appears the company has already started rolling out the feature in some areas.  This latest move ups the ante on internet delivery giving shoppers the convenience of shopping online and getting it tomorrow.  Clearly, Amazon is stoking the already hot fires of internet sales.

For those selling or building industrial real estate, this is just more good news in keeping our superheated market going.  Vacancy rates hover about 3% or less in several New Jersey submarkets and without new development we may approach a 99% occupancy status.

In the first quarter of 2019, e-commerce accounted for 10.2 percent of total retail sales, the third highest share ever and the first double-digit share for a non-holiday quarter. While 10.2 percent doesn’t seem like a lot, it needs to be noted that total retail sales include categories such as motor vehicle and parts dealers, gas stations and grocery stores where e-commerce plays a very minor role. Excluding such categories, the market research firm comScore puts the share of e-commerce in consumer spending at almost 20 percent.   - SB
