The assignment represents the third transaction completed by MIG on behalf of the New Jersey-based plumbing and industrial supply distributor as part of its ongoing national expansion strategy and marks Everflow's first operational expansion into the West Coast.

The assignment represents the third transaction completed by MIG on behalf of the New Jersey-based plumbing and industrial supply distributor as part of its ongoing national expansion strategy and marks Everflow's first operational expansion into the West Coast.

The company's continued growth was further supported by a significant equity investment from affiliates of Paceline Equity Partners in 2025, which is helping accelerate Everflow's expansion and build on its position as a leading national wholesale partner to the plumbing and industrial markets.
In addition to numerous acquisitions and lease transactions throughout New Jersey, MIG has advised Everflow on several transformative expansion projects, including the acquisition of a 260,000-square-foot industrial facility in Dallas, Texas; a 127,650-square-foot industrial property in Covington, Georgia; and a 200,000-square-foot industrial property in Carteret, New Jersey. The Downey transaction further expands Everflow's national distribution footprint and establishes its first major presence on the West Coast.
The Downey lease is the latest milestone in a trusted relationship spanning more than two decades between the Metz Industrial Group and Everflow Supplies. Throughout that time, MIG has served as Everflow's strategic real estate partner and advisor, completing more than one million square feet of industrial lease and sale transactions while helping guide the company's growth across multiple markets.
Situated on 27.95 acres, 7475-7485 Flores Street is a 126,381-square-foot industrial facility featuring approximately 6,000 square feet of office space, 21 loading docks, three drive-in doors, 30-foot clear ceiling heights, ESFR sprinkler systems, 400-800 amps of 277/480-volt, three-phase power, and 252 surface parking spaces. The property offers exceptional regional connectivity, located within one to three miles of Interstate 710, State Route 91, and Interstate 105, with convenient access to the Ports of Los Angeles and Long Beach and approximately 24 minutes from Los Angeles International Airport.
